So there's this old woman that literally lives at the storage and she has the worst attitude, from the beginning it was just snotty. I never did anything to this woman. why give customers this attitude of 'oh you're using a storage', as if in a bad way. I cannot use any of the outlets, as they are all locked.
* I supposedly had this locker since the beginning of my move, which over was over a month ago, and they have billed me since then, from over a month ago.** I also just moved in less then a week ago. **. I had to upgrade my locker though. they moved me to Top level, and TO THE FARTHEST SIDE of the building. Like... Omg what is wrong some people. I'm just trying to live, and it's the inconsiderate people like who work here that should be careing about its customers in EVERY WAY about the storing of their belongings. the storage is where we store stuff. WHAT ARE YOU SUPPOSED TO DO WHEN YOUR DON'T HAVE A HOME AND YET YOU NEED TO STORE THINGS IN ORDER TO GET OR EVEN FILL A HOME THAT BE CAN BE YOURS. EVERYBODY USES THE STORAGE FOR DIFFERENT THINGS.. AND WE ALL HAVE DIFFERENT STORIES.... DON'T JUST JUDGE A PERSON...
***MYB MY BUISNESS THAT I'M TRYING TO GAIN AND ACCOMPLISH IS BEING PUT ON HOLD BECAUSE OF JEALOUSY AND INCONSIDERATION OF OTHERS, and this woman, who LIVES at the storage, is telling me I can't do my JOB AND even try to accomplish something to help me pull out of this rut. I'm done with the neglect and judgment that these workers who run the front desk, have towards there customers. I haven't been nothing but nice but also moving is a Hassle and can be very hard for a person, who isn't going to be mad in some moving situations, bye I was never rude or ignorant as they were to me... Like I'm trying to be nice with them, but nope. They ALL have this snotty look on there face and a REALLLY bad attitude. I'm like, what am I doing to make them come and check up and snoop, essentially on at what I have. I'm not breaking the rules, I've read all rules through and through. Let's see what happens next....

Facility is great, but price is steep. Unreasonably high rent increases and now an extra $15/month for insurance is making me consider a move.
Update - one month later and 10% rent increase notice ☠️
18 months ago my rent before tax was $299. It is now $420 pre tax with the new insurance cost. That is an absolutely insane increase and I will be arranging to move soon in anticipation of more unreasonable increases.
Edit : they have worked with me on price and I will be sticking around. At least during the 6 months I have a discount.
The facility and staff are great, my only gripe is price.

I chose this facility based on positive reviews and I am so glad I did. I have found the staff to be friendly and professional, always happy to answer any questions I had. I was very pleased with the design of the building and found it very easy to move things in and out. The equipment is well maintained and there are different types of carts to suit my needs, I especially liked the bed carts!! The flat decks are a good size and spacious corridors between the lockers allowed for easy access. The indoor parking is massive and even with moving trucks in the area, there was still plenty of room at the five bay doors to for others to use. I felt my belongings were safe and secure with the controlled access and never worried about a thing. Being adjacent to Hwy #1 makes it so easy to get to!! If you are looking for a CLEAN, SAFE, and SECURE storage facility, you can't go wrong with this location, great people and value!

Tracy and the staff at Maple Leaf storage (on Kootenay) were amazing! So helpful and understanding. Tracy even came to check on me in the storage unit because I had been there so long sorting and organizing. She wanted to make sure I was ok. She even gave me some bottled water! The facility is spotless!! Large and spacious loading area located inside the building which makes loading and unloading so nice. Dollies, carts etc. available for you to use. Washrooms on every floor, music playing throughout the building. We feel safe being there and keeping our belongings there. Would highly recommend this location!

In my experience, this company lacks even a basic grasp of what fair and respectful customer treatment looks like. Staff interactions were consistently dismissive, rude, and far from professional. If you value being treated with basic courtesy, this isn’t the place.
Beyond that, there are legitimate concerns around their business dealings. The way contracts are managed and their apparent ties with shady moving companies suggest a larger pattern of questionable practices. Whether the head office is unaware or just choosing not to act is anyone’s guess, but either way, it’s a problem. If you’ve experienced similar treatment, I strongly encourage you to report it to the Better Business Bureau (BBB) or other relevant authorities. As a paying customer, you have every right to be concerned about your property and how you’re treated. Companies like this don’t deserve your business.
If you’re still shopping for a storage facility, I’d recommend checking out Nationwide Storage instead. They’re respectful, professional, and most importantly, welcoming to people from all backgrounds. The contrast is clear: Maple Leaf Storage does not reflect any meaningful cultural diversity. The staff are overwhelmingly white, and that lack of representation is felt in how non-Caucasian customers are treated.
If you’re doing your homework, start with the negative reviews. Many of the glowing ones seem questionable and don’t align with what actual customers are saying.

Clean, Reliable, and Exceptionally Helpful Service
I’ve had a great experience with Maple Leaf Storage. The facility is extremely clean, well-organized, and clearly well-maintained—everything felt secure and easy to access.

I am very happy with the service at the Highway 1 Location, the woman who got my locker set up for me was incredibly thorough, helpful, and transparent. Their phone service is fast, well informed, and serviceable. They also gave me a few days grace period to get my items out before my move which was really appreciated. It’s a bit expensive but so is everything else in Vancouver! I felt super safe and secure leaving my things there.

The best storage facility renting from and I've tried quite a few. Really helpful and friendly crew here in Burnaby.
This is a new building with 5 floors and is very well designed for easy access.
Large carts available and large elevators.
Easy parking at the large indoor parking with room to back up a trailer and clearance for large vans.
Top notch security at the doors and elevators. Special lock design on lockers adds security.
If you've got things you really want to preserve this is a top choice. Nicely climate controlled.

I wish there was an option to give zero stars to this maple leaf location. The store manager is so rude and has no etiquettes of how he is supposed to talk to someone. I would never recommend this location to anyone. I hope maple leaf head office take this review in consideration and next time own wards teach their employees and management some manners before hiring them.

The storage company that You Move Me moving company recommended and have some scamy discount with shady MaplevLeaf is terrible.
They recommended Maple Leaf storage.
Maple Leaf Storag staff are pirates. The staff at Maple Leaf storage Vancouver – Highway 1 & First Ave, lie and tell you one thing earlier day then lie again to suit their convienance.
My appt flooded, I had to move all my stuff out for restoration. Stupid Maple Leaf said my movers could move everything in without me being present as long as I was there by 6pm. I paid for the movers to move all the stuff in the truck and unload it there.
Then the staff at stupid Maple Leaf wouldnt allow them to proceed. Despite being pre arranged and providing credit card number. I had to go to ER during time of arrival, due to unplanhef mefical emergency. But was planning on going back by 6 pm same day to stupid Maple Leaf. Which was ok as I was out of the hospital at 5 pm same day. Due to the incompetent staff my stuff had to be reloaded on the truck and stored in the truck overnight somewhere. Huge Bill.
In addition Maple Leaf is very, very expensive even with scam 20 percent discount from You Move Me
I ended up finding a different storage company/facility at Sentinal Storage, at
3333 Bridgeway St, Vancouver, BC V5K 1H
3. The staff their are amazing. Allow virtual check in so movers can move stuff in without you having to be present.
Not to mention that its a brand new location at like one third the price for the same size and general location.
Maple Leaf storage should be more profesional, less shady, and lesd expensive Storage.With staff who lie or are incompitent. Likely both.
If you want me remove my negative review to multiple review sites Maple Leaf can pay all my over night storage in the truck fees.

I would recommend training for your people you have representing your business.
If only the representation that you have at your establishment care more about talking to people with respect and with maturity rather than policing who is parking in your empty parking lot - it would probably garner more business than you are currently having.
I received notice today that my grandpa has final days left in his life, and the only thing he wanted was a lemon drink sold at Bosa foods (next store). I am rushing to get back to his house to meet the doctor while trying to get this drink he wants so I park in the empty parking lot next door and this lady comes out screaming at me to move or I will get towed.
I understand the situation. I understand I wasn’t supposed to park there. But what I choose to not understand, nor accept is the fact that she could not treat me like a human and talk to me like an adult. You do not know what people are going through in their life and the power of having a mature conversation rather than a screaming fit is something I recommend you circle back with your employees, and provide further training on how to be a decent human being. This situation was a joke and I did not appreciate being treated the way that I did. Like I said to her, which was the only thing I left to say on the matter is .. have a great and happy holidays.
I will not be recommending anyone to this establishment, nor any of your other locations.

I had a great experience at the Kootenay St MLSS. The employees were very kind and super helpful from start to end of my lease. The facility is very clean and I always felt safe. I would definitely go back for future storage needs.

Right from the first inquiry, Manager Tracy has been extremely helpful in answering questions and arranging registration procedures. I am in Ontario but it went over smoothly as if I was on site. Her knowledgeable suggestions and advices were very valuable. Her pleasant attitude has been a much appreciated relief for otherwise stressful endeavour.
Pictures of the place show a newly and nicely constructed facility and managed by very competent staff.
I am very comfortable with my yearly lease and confident my furnitures will be in good care.
